Disclosure & Closing Specialist Direct Mortgage Loans (Remote)| Full-Time

About the Role

Direct Mortgage Loans is seeking an experienced Disclosure & Closing Specialist to join our Operations team. This role is ideal for someone who thrives in a fast-paced mortgage environment and has experience managing both the beginning and final stages of the loan process. As a Loan Fulfillment Specialist, you will handle initial disclosures, coordinate appraisals, prepare closing documents, fund loans, and ensure files move efficiently through the pipeline. This is a critical role that helps create a smooth experience for both our borrowers and internal teams. What You’ll Do Loan Disclosures Prepare and send all initial disclosures for new loan applications Complete and track all required re-disclosures, including Closing Disclosures Monitor timelines to ensure compliance with TRID requirements Assist Loan Officers with disclosure-related requests and updates Order appraisals, Certificates of Eligibility (COEs), and re-inspections for VA loans Facilitate appraisal and case transfers for FHA and VA loans Maintain accurate borrower and loan contacts in the system Loan Closing & Funding Review loan files for accuracy, completeness, and readiness for closing Confirm underwriting and closing conditions have been satisfied Prepare and deliver closing documents to settlement agents Review Closing Disclosures for accuracy and resolve discrepancies Balance loans to determine funding amounts Prepare wire requests and funding instructions Fund loans in accordance with company policies and investor guidelines Review final closing packages and transfer files to Post Closing Compliance & Quality Control Ensure all regulatory and internal requirements are met throughout the loan lifecycle Assist with quality control audits and loan reviews as needed Maintain organized, compliant files and documentation What We’re Looking For ✔ 3–5+ years of mortgage operations experience ✔ Experience in both loan disclosures and closings preferred ✔ Strong knowledge of conventional, FHA, and VA loan products ✔ Understanding of TRID, RESPA, and mortgage compliance requirements ✔ Strong attention to detail and ability to manage deadlines ✔ Excellent communication and problem-solving skills ✔ Experience with Encompass preferred ✔ Proficiency in Microsoft Office Why Join Direct Mortgage Loans?
